1. 🏡Is the house exclusive, and how do the rooms and rates work?
When you book Bori Nest, you get exclusive, private access to the entire house. This means all common areas: the pool, kitchens, dining and living areas… We only accommodate one group at a time, so it’s all yours—no other guests on-site!
However, to keep things cozy and cost-efficient, we only open the number of bedrooms you need based on your group size.

2. 👶Kids Admission Policy
- Children aged 2 and below stay free. Children aged 3 and above are considered regular guests.
- Small ones use the space, enjoy the amenities, and naturally contribute to the home’s wear and tear. Kiddos can also be more playful—which often leads to extra mess or the occasional accidental damage. This policy simply helps us keep the home comfortable, clean, and well-maintained for all our guests.
- We do not provide extra beds or cribs, so please plan accordingly.
- The house is family-friendly but not baby-proof. Kindly supervise children at all times, especially near the pool and stairways.
3. 👥How many guests can stay?
Our standard sleeping capacity is 18 guests, comfortably accommodated in our available beds.
We can accept up to 26 guests, max. with the use of additional floor foam beddings. Please note that there is an additional charge of ₱1,000 per head in excess of 18 guests.

4. 🚷Do you allow visitors?
To maintain the quality of experience for all our guests and ensure the safety and comfort within the property, we allow non-sleeping visitors under the following conditions:
- A visitor fee of ₱1,000 per head will apply.
- Visitors are allowed only until 10:00 PM.
- The total number of persons on the property (including registered guests and visitors) must not exceed 26 at any time.
We kindly ask all guests to inform us in advance if they expect visitors, to help us manage the property appropriately. Unregistered or undeclared visitors may result in additional penalties or cancellation of the booking.
5. 🐾Do you allow pets?
We welcome your well-behaved pets—they’re part of the family!
NOTE: ₱500/pet fee.
- Maximum of 2 small or medium pets per booking
- No pets allowed on beds or sofas—bring pet bedding
- Clean up after your pets in all areas, indoors and outdoors
- Pets are not allowed in the swimming pool or to enter the water at any time.
- Pets must be supervised at all times
- Any damage or mess caused by pets will be charged accordingly

6. 🕒What are the check-in and check-out times?
To ensure every guest enjoys a smooth and impeccable stay, we strictly observe our check-in and check-out times:
- Check-in: 2:00 PM
- Check-out: 11:00 AM
This schedule gives our housekeeping team enough time to thoroughly clean, sanitize, and prepare the property to our standards.
7. ⏰ Early Check-in & Late Checkout Policy
To maintain the highest level of cleanliness and comfort for all our guests, we do not offer any grace period for early check-ins or late checkouts.
We strictly implement our check-in and check-out times, as any changes disrupt our cleaning schedule and may negatively affect the experience of our next guest.
If early check-in or late check-out is unavoidable and only if our schedule permits, a ₱500 fee will apply per 30 minutes (max. of 1 hour). Please plan your arrival and departure accordingly. Thank you for your understanding!
8. 🎁What amenities are included?

9. 🚗Parking Policy
We offer secure private parking inside the property for a maximum of 4 vehicles only. This is to ensure safety, ease of movement, and a peaceful environment for all guests.
If your group is arriving in more than 4 cars, we recommend carpooling or arranging alternate drop-off options. Unfortunately, we DO NOT ALLOW additional vehicles to park along the street due to barangay regulations and to avoid inconvenience to our neighbors.

10. 📍What’s nearby?
We’re just 5 minutes from Sky Ranch, and close to top Tagaytay spots like Twin Lakes, bulalohan restos, cafés, churches, and tourist areas.
11. 💰Is there a security deposit?
Yes. A ₱5,000 refundable security deposit is collected upon check-in. This is returned after your stay, provided there are no damages or violations.
12. 📅What’s your rebooking policy?
Rebooking is allowed once only as a courtesy if:
The reason is valid (e.g. illness or family emergency), and
The request is made at least 30 days before check-in.
A ₱3,000.00 fee applies to cover admin costs. New dates must be within 6 months and are subject to availability and current rates. If the host cancels, guests may rebook for free or get a full refund.
⚠️Important:
Rebooking requests must be made at least 30 days before check-in. Requests made after this period will result in forfeiture of the downpayment, as it’s unlikely we can get new guests for those dates on short notice.

13. ❌What is your cancellation policy?
Cancellations made more than 30 days before check-in:
We’ll refund your down payment minus a 50% cancellation fee to cover administrative, marketing, and opportunity costs.
Cancellations made within 30 days of check-in:
Payment is non-refundable, as it’s unlikely we’ll be able to rebook those blocked dates on short notice.
We appreciate your understanding — running a private villa is very different from a hotel, and every booking counts!
